Hiring a home inspection company is an important step in the home buying process to ensure that the property is thoroughly examined for potential issues. Here’s a guide on how to hire a home inspection company:

1. Research and Recommendations:

– Conduct online research to identify local home inspection companies.

 2. Check Qualifications:
– Ensure that the home inspection company and its inspectors are licensed and certified. Licensing requirements may vary by state, so check the specific regulations in your area.
– Some inspectors are members of a professional organization, such as the American Society of Home Inspectors (ASHI) or the International Association of Certified Home Inspectors (InterNACHI).  Even if they are not members ensure they follow standards set by the organizations.

For instance, all Blu Street Inspectors follow ASHI standards.  They have been certified by ASHI upon passing an exam, however we do not pay monthly membership dues.  This is common.  Either way, professional standards are followed.

3. Ask About Experience:
– Inquire about the experience of the home inspectors. An experienced inspector is more likely to have encountered a variety of issues and can provide a thorough assessment.

– Ask for sample home inspection reports to understand the format and level of detail provided. A comprehensive report should include information on the condition of various components of the home, along with any identified issues.

5. Inquire About Specialized Services:
– If the property has specific features or issues (e.g., a pool, septic system, or potential asbestos concerns), inquire whether the home inspection company offers specialized services to address those needs.

While this may be legal throughout the country, Florida does not allow home inspectors to accept work from issues found on Home Inspections.  This reduces conflict of interest.

However, as a Mechanical Contracting Company we can identify, diagnose and recommend remedy for various Mechanical systems, especially HVAC systems.

6. Check Insurance Coverage:
– Ensure that the home inspection company has liability insurance. This coverage protects you and the inspector in case of accidental damage or errors during the inspection.

If a company doesn’t have insurance coverage…run!   At Blu Street Home Inspections we are covered with Florida requirements.

7. Ask About the Inspection Process:
– Inquire about the inspection process, including the time it takes to complete the inspection and when you can expect to receive the inspection report.
– Clarify whether you are allowed to accompany the inspector during the inspection. While it’s not necessary, some buyers prefer to be present to ask questions and gain a better understanding of the property.
